The Buyer's Closing Checklist

Print or save as PDF

Before you make an offer

• Get preapproved and ask the lender for a Loan Estimate
• Choose your attorney so attorney review can start the day you're accepted
• For condos, ask about assessments, special assessments, rentals and pet rules
• Check the property's municipality for transfer taxes and inspections

Days 1–5 after acceptance

• Deliver earnest money by the contract deadline
• Send the signed contract to your attorney the same day
• Schedule the home inspection, plus radon, sewer or other inspections you want
• Review the inspection report with your attorney before the inspection deadline
• Apply for your mortgage and lock your rate if you choose to

Before closing

• Order the appraisal (your lender does this) and watch the financing contingency date
• Review the title commitment and survey with your attorney
• Condos: review the Section 22.1 disclosures and paid-assessment letter
• Get homeowner's (or HO-6 condo) insurance and send the binder to your lender
• Arrange utilities and internet for the possession date
• Review the Closing Disclosure at least 3 days before closing
• Confirm wire instructions by phone with the title company; never trust emailed changes

Closing day

• Do the final walk-through
• Bring a government photo ID
• Wire or bring certified funds as instructed by the title company
• Collect keys, garage openers and any manuals

After closing

• Apply for the homeowner exemption with the county assessor
• Keep your closing file, title policy and survey
• Update your estate plan to include your new home
• Work through the full after-closing checklist
